Diverting more construction waste from landfill

Conventional construction generates significant waste. At Minto, we strive to reduce this waste. Our Canadian homebuilding team has tracked construction waste diversion since 2009. Last year, we saw a 2.2% improvement over the previous year and are now just 0.4% away from our ambitious goal of reaching 80% waste diversion.

Achieving industry-leading air tightness in low-rise homes

A big part of energy efficiency and resident comfort is keeping homes air-tight. Our homebuilding team in Canada has been tracking air tightness and related performance on our low-rise homes since 2015, and has set internal targets that surpass the minimum requirements of the ENERGY STAR® for New Homes program. Our performance in 2023 beat historical averages for almost all product types. Notably, our single family homes and back-to-back townhomes performed very well, which speaks to the depth of our team’s dedication.

Continuing our efforts to reduce water consumption

Our water use increased slightly again in 2023 and continues to be higher than our 2019 baseline year primarily because water use behaviour changed since the pandemic. People have continued to be at home more, using more water. Additionally, less summer rainfall at some of our properties impacts irrigation consumption.  Despite the challenges, we remain committed to reducing water consumption across all our properties. Our efforts include: toilet renewals, toilet sensor technologies, Evolve™ showerheads and resident education.

"As conscientious leaders in a resource-intensive industry, Minto has focused on reducing energy and water consumption and carbon emissions for decades. We complete technical building assessments for approximately one third of our existing income property portfolio each year, identifying new ways to support our conservation goals. We also identify and implement capital projects and process improvements to reduce our environmental impact on an ongoing basis."'

Significantly reducing energy consumption and carbon emissions

Energy and carbon performance at our rental buildings improved again in 2023.  Compared to our 2019 baseline year, energy consumption was down 14%—significantly exceeding our 10% reduction target. Carbon emissions are down 14%.

A warmer winter helped, and so did our projects to roll out an AI building automation system across more buildings, adding more motion sensors to corridor lighting, and rolling out Evolve shower heads across our portfolio.
